Introduction

Hawthorne Cottage is an 19th century terraced cottage on the high street of Hinderwell.

Pre-Arrival

• We have a website with extensive information and internal photos, map of location etc.

• Bookings can be made on several websites or by contacting us directly via email, phone/fax, or letter.

• All guests are provided with key collection details and welcome pack contents prior to arrival.

• The nearest bus stop is approx 30m away on the high street, with buses running every hour.

• This access statement is available on our web site and in the welcome pack in the cottage.

Arrival & Car Parking Facilities

• The high street has unrestricted parking on both sides. Parking is available directly outside the cottage on a first come first served basis.

Main Entrance, Reception & Ticketing Area

• The main entrance is through the front garden. The gate has a 90cm clear opening and 7.5cm step. The path width is 180cm reducing to 120cm outside the front door. The front door hinge is on the left and has a clear opening of 80cm x 196cm, with a step of 3cm, leading into a porch 1m x 1.2m. A ceramic tiled floor with a mat insert, a single wall light with pull on/ off switch.

Public Areas - Hall, Stairs, Landing, Corridors etc

• Kite winder stairs are accessed from dining room behind sliding door. Approx 45 degrees with 14 treads handrail on right.

• L shape landing 1.5m x 3.3m.

• Second flight of kite winder stairs approx 42 degrees with 12 treads. Landing 70cm x 120cm.

Public Areas - Sitting room, lounges, lobbies etc

Lounge.

• The door from the porch, hinged on the right with 73cm clear opening x 196cm opens into the lounge, which has a laminate floor.

• In the lounge we have a 3 seater and 2 seater leather chesterfield sofas plus a high backed matching leather armchair.

• TV with remote control, freeview digital box and DVD player.

• 2 coffee tables containing welcome pack, local information, walks, maps etc.

• Bookshelf with reading lamp.

• Central light fitting with switch to left of entrance door.

• Large brick inglenook fire place with solid fuel stove, fire guard and hearth rug. Electric wall mounted radiator.

• From the lounge is another door with 72cm clear opening x 196cm which leads into the dining room, central light fitting with switch to right of door.

• Dining Room.

• Containing a large oval pine table and 6 chairs.

• Sliding door to under stairs storage with coat hooks, high chair, beach equipment etc. Switch for emersion heater.

• Corner cupboard with books, games videos and DVDs.

• Corner table with lamp, radio/ CD player.

• Central light fitting with switch to right of door from lounge. Electric oil filled radiator and fan heater.

• Original cast iron cooking range (not in use).

Outdoor Facilities

• We have a yard to the rear of the cottage accessed from the outward opening kitchen door with a clear opening of 65cm x192cm with a 5cm step.

• The yard is 1.6m x 3.1m with a smooth concrete slab surface.

• Bistro table and 4 chairs, patio containers with plants and shrubs.

• Retractable washing line.

• Exit gate 90cm clear, step 3cm. Opening into next doors yard (we have right of way) Smooth surface, further gate opening into a narrow lane used by cars and pedestrians.

• This is a lovely sun trap in the afternoon and evening.

• Door 73cm clear x 196, hinged on right.

• Black cast iron original fireplace, large mirror above.

• 2 single beds with memory foam mattresses. Table between with lamp. Distance between beds 50cm, space to left 1m space to right 50cm. Wall mounted electric radiator. Chair.

• Dressing table with mirror and lamp, fitted wardrobe.

• Sloping ceiling to last 130cm of room, minimum height 120cm, low level window.

Bathroom, Shower-room & WC [Ensuite or Shared]

• Bathroom. Located on first floor.

• Door hinged left 72cm clear x 196. Split level floor 17cm step up to toilet and bath with thermostatic control shower over. bath size 170cm x 70cm x 50cm. Toilet height 43cm.

• Vanity basin with storage underneath, height 92cm. Wall mounted electric towel rail, non slip vinyl cushion flooring. Wall mounted electric fan heater.

Self-Catering Kitchen

• Entered from dining room door 73cm clear x 196 threshold 1cm.

• Back door opens into back yard.

• Large fridge freezer to left, cupboards above and below worktop 90cm high. Electric cooker and grill with extractor fan and light.

• Microwave, full size dishwasher, full size front loading washing machine 60cm x 90cm. Fire blanket. Sink unit with storage underneath.

• Iron, ironing board and laundry basket stored under stairs. Retractable washing line in yard.

• Non slip vinyl cushion flooring.

Additional Information

• Mains operated smoke alarms are fitted in dining room and on both landings. Battery operated smoke alarm in kitchen. Fire blanket in kitchen. Fire extinguishers on both landings and entrance porch.

• Sorry we do not accept pets.

• We are a non smoking premises.

• All quilts and pillows are hypo-allergenic non feather fillings. Bed linen is either cotton percale or pure Egyptian cotton. Extra pillows and quilts are available.
